Welcome to your new home with Gatsby Real Estate. We manage every property in-house to keep your building safe, well maintained, and comfortable throughout your tenancy.

Rent Payment Methods

You will receive an invitation to our secure online portal where you can pay rent each month. We also accept direct deposit/ACH and physical check deposits as described in your lease. Please submit payment on or before the due date to avoid late fees and legal notices.

To remain in good standing and avoid 3-Day Notices, rent must be paid in full and successfully processed by the due date stated in your lease.


Maintenance Requests

All maintenance requests are handled through your online tenant portal (Avail).

Steps:

  1. Log in to your portal and open Maintenance.
  2. Create a ticket and choose the category (appliance, electrical, plumbing, etc.).
  3. Add a short title, detailed description, and photos if possible.
  4. Submit the ticket—our team will review and follow up with next steps or scheduling.
For urgent after-hours issues (major leaks, serious plumbing or electrical problems), call our emergency line at +1 (310) 922-xxxx. For life-threatening emergencies, call 911.

Renter’s Insurance Requirements

To protect you and the property, all tenants must maintain active renter’s insurance for the duration of the lease.

Requirements:

  1. Minimum liability coverage: $100,000
  2. Landlord / Gatsby Real Estate listed as Additional Interest / Additional Insured
  3. Proof of coverage required before move-in and at renewal

Utilities & Services

Before moving in, please contact:

  • LADWP for water & electricity
  • SoCalGas for gas service
  • Your choice of provider (Spectrum, AT&T, etc.) for internet/TV

If your building is new construction, let the utility provider know when you set up service.


Caring for Your Home

Keep appliances, fixtures, and surfaces clean and in good working order. Do not pour grease or non-flushable items (wipes, feminine products, paper towels) down drains to prevent plumbing problems. Tenants may be responsible for damage caused by misuse or neglect.

Shared exterior spaces must be kept clean and free of personal items and trash. Please follow posted rules for trash bins and parking to help keep the property looking its best.


Caring for Your Home

Landlord Responsibilities:

  • Maintain exterior structures & weatherproofing
  • Keep plumbing, gas, heating, and electrical systems safe
  • Address leaks, mold, pests, and sanitation issues

Tenant Responsibilities:

  • Keep unit and common areas clean
  • Use utilities and fixtures properly
  • Report needed repairs quickly
  • Follow parking, noise, and trash guidelines

Annual Unit Check

Each year, our team performs a brief inspection to keep your home safe and comfortable. This may include: smoke detector tests, air filter replacement, pest control, and water heater checks. No major preparation is needed—we’ll notify you before we visit.


End-of-Lease & Next Steps

Short Process:

  • 60 days before your lease ends, we send a reminder.
  • You respond within 30 days with your decision to renew or move out.
  • We then prepare a new lease or schedule your move-out and inspection.
