Sell to an Established Real Estate Investment Company

Deal Criteria Overview

  • Location: City of Los Angeles only
  • Property Types: Land for multifamily development (4-6 units) and existing multifamily properties (3–6 units) with value-add potential
  • Sourcing Focus: Primary focus on off-market properties, including foreclosures and probate sales; on-market listings will also be considered

Property Types We Are Currently Seeking

1. Lots for Multi-Family New Development (4–6 units)

Criteria:

  • Minimum Lot Size: 6,000 square feet
  • Location: Must fall under LADBS jurisdiction (ZIMAS)
  • Purchase Price: Under $1,500,000 per lot
  • Zoning: RD1.5, RD2, RD3, R2, R3
  • Topography: Flat lots only (no hillside properties)
  • Occupancy: Property must be delivered vacant
  • Access: Front driveway required (no shared driveways)
  • Restrictions:
    • No historic preservation designation
    • No Ready-to-Issue (RTI) properties
Description:
We seek lots suitable for multifamily ground-up development. This includes vacant land or properties with existing single-family structures that can be demolished. Lots must be properly zoned for 4–6-unit developments and located on good streets within strong rental submarkets.

2. Existing Multi-Family Apartment Building (3–6 Units)

Criteria:
  • Unit Count: 3 to 6 units
  • Purchase Price: Under $2,000,000
  • Location: Must fall under LADBS jurisdiction (ZIMAS)
  • Topography: Flat lots only (no hillside properties)
  • Access: Front driveway required (no shared driveways)
  • Value-Add: Renovation and repositioning potential required
Description:
We are seeking existing multifamily properties with strong value-add potential. Our focus is on improving both interior and exterior conditions to enhance functionality and overall asset value. Preferred properties are located on desirable streets within established residential neighborhoods.

How to Submit a Property

Gatsby Real Estate operates in partnership with Gatsby Investment, our affiliated real estate investment platform. When you click Get Started, you will be securely redirected to the Gatsby Investment platform to complete your submission.

  1. Click Get Started and create an account on the Gatsby Investment platform
  2. Verify your email and log in
  3. Select Agent/Broker and complete registration
  4. Enter property details and submit your deal

Our acquisitions team typically reviews submissions within 2 business days. You can log in at any time to track the status of your submission.

What Happens After Submission?

Once submitted, you can view deal status and comments directly in your portal. If we are interested or require additional information, a member of our acquisitions team will contact you. If we decide to pass, you will be notified through the portal.
